Four things to check on every tenancy.
  • Read the tenancy agreement fully, and ask about anything unclear.
  • In England, deposits are capped and must be protected in a government-approved scheme.
  • Landlords and agents must check your right to rent in England.
  • Take dated photos at move-in and keep the inventory.
  • Rules differ in England, Scotland, Wales and Northern Ireland, and they are changing.

Before you move in

  • Get everything agreed in writing.
  • Check smoke and carbon monoxide alarms.
  • Note meter readings and keep the receipts.

Free advice from Shelter, Citizens Advice and your university or trust can help if a dispute arises.

Your checklist

  • Read the whole agreement
  • Photographed the property on day one
